Each uses a common framework that is adaptable, depending upon the building’s type and location. May 11, 2020 BREEAM USA In-Use Version 6 Update Includes Focus On Resilience BREEAM, a sustainability assessment method for buildings, infrastructure and communities, has launched BREEAM USA In-Use Version 6, a locally adapted version of the internationally recognized BREEAM program for existing buildings. This first update since the program was first launched in 2016 includes new and improved criteria for the Commercial program (BREEAM USA In-Use V6 Commercial), including a focus on resilience. It has also expanded to include the brand new standard for Residential assets (BREEAM USA In-Use V6 Residential). The update builds on BREEAM’s global experience with the residential assets and from an 18-month long pilot process with participants around the world, including Alliance Residential Company, Greystar and Lord Green Real Estate Strategies. The technical manuals for both the USA and International programs are available to download in full and at no cost from the BREEAM USA website. Other locally adapted versions from BREEAM’s National Scheme Operators will be available within a year of release. This expansion and improvement of the BREEAM suite of sustainability rating and assurance tools signifies a re-energized determination to empower asset owners, investors and managers to proactively improve the performance of any asset type, in any location, regardless of the asset’s age and performance. This is achieved through integration and use of the scheme by clients and their project teams at key stages in the design and procurement process. This enables the client, through the BREEAM Assessor and the BRE Global certification process, to measure, evaluate and reflect the performance of their building against best practice in an independent and robust manner. This performance is quantified by a number of individual measures and associated criteria stretching across a range of environmental issues. Without this, the ability to cost effectively optimise the building’s environmental performance and achieve the desired rating will be compromised. Appointing a BREEAM Assessor early in the project will help in achieving the target rating without undue impacts on the flexibility of design decisions, budgets and potential solutions. This means that the client, design team, principal contractor and BREEAM Assessor, as well as other specialist disciplines, have an important role to play if the desired performance level is to be achieved and reflected through the certified BREEAM rating. However, the onus of orientating the brief towards sustainability needs to come first and foremost from the client. To facilitate this BRE Global recommends that clients and their project teams engage with a BREEAM Assessor no later than RIBA stage B and ideally sooner. This will ensure that realistic targets are set and can be met, appropriate responsibilities can be defined and understood and low or no cost solutions to environmental impacts can be sought and applied wherever possible. BREEAM continues to maintain assessment criteria specific to the range of building functions, sector stakeholders and end-users covered by its scope. This makes the scheme more flexible for use on mixed use buildings and aids clarity and consistency in the implementation of the method. For example, BREEAM 'Excellent' is required for most new build healthcare and education projects and for any new Government buildings. Accordingly, many Local Authorities have now incorporated this requirement into their planning to ensure that some developments are able to achieve certain minimum BREEAM standards (at least a 'Very Good' rating). As Architects, Safety and Environmental Consultants, our licensed assessors and accredited professionals are able to draw on a wealth of related expertise and have the knowledge required to guide clients through the BREEAM Assessment process. Once agreed these credits are then accumulated and converted to a percentage score, based on the number of credits achieved out of the total available credits. This percentage score is then converted to a BREEAM rating: There are several different BREEAM schemes available to assess different building types, including: Once agreed it is possible for the team to continuously review and reassess their performance against budgets and trade off some credits for other less expensive options. The process starts with a Pre-Assessment. An action list detailing the supporting evidence required from each member of the design team is issued to ensure all parties are aware of their obligations to achieve the desired BREEAM rating. The building is assessed against the credit criteria outlined within the BREEAM Scheme Manual, and credits are assigned based on compliant evidence provided by the design team. The post construction assessment provides confirmation that the commitments made at design stage have been carried through during the construction phase. Prerequisites and credits differ for each rating system, and teams choose the best fit for their project. They also rely on existing building regulations and other third-party standards to set performance criteria in many areas of assessment for reasons of pragmatism as well as credibility, while fundamentally seeking (and needing) to exceed such standards. An outline of the assessment process is provided below: The Green Building Certification Institute (GBCI) formally rules on the design phase application by designating each attempted credit as either anticipated or denied. Participating in a design phase review does not guarantee an award of any credit and will not result in LEED certification. The credits achieved at this stage will need to be followed through at construction in order to have the same as the final certification. If the project team has had a design phase review and any of the design phase anticipated credits have since changed, additional documentation must be submitted to substantiate continued compliance with credit requirements.
